By John Klassen, The Klassen Group at Salina Homes | November 5, 2026 | Data from Zillow's published accuracy figures and the South Central Kansas MLS

Quick Answer: Online estimates like Zillow's Zestimate are computer models built from public records, past sales, and listing data. They cannot see your home's condition, updates, or layout, which is why the number often differs from what your Salina home would actually sell for. Zillow's own published accuracy shows a national median error of about 2 percent for homes listed for sale and about 7 percent for homes that are not, and median means half of estimates miss by more. On Saline County's September median sale price of $213,000, a 7 percent miss is about $14,900. Treat an online estimate as a starting point, not a price.

A question I hear from Salina homeowners is some version of "Zillow says my house is worth this much, so why is your number different?" It is a fair question, and the answer is not that one of us is guessing. A computer and a local agent are looking at different information. Amber, Keith, and I walk through that with homeowners all the time, so here is how it works.

Why Is My Salina Home's Online Estimate Different From Its Actual Value?

Online estimates are automated valuation models, meaning software that estimates value from data rather than from looking at the house. They use things like public records, recent sales nearby, listing data, and basic facts about your home such as square footage and bedrooms. That works reasonably well for an average home with plenty of similar sales around it. It works less well when your home is different from the average, which most homes are in some way.

What Can an Automated Estimate Not See?

These are the things that most often move a home's real value and that a model usually cannot know:

  • Condition. A well kept home and a tired one can look identical on paper.
  • Updates and repairs. A new roof, kitchen, or furnace adds value, and a foundation or drainage problem takes it away.
  • Layout and finished space. A finished basement or an addition may not be reflected correctly in the records.
  • Lot and location details. Street, view, and the house next door matter more than a ZIP code average.
  • Whether the nearby sales are truly comparable. A recent sale down the street may have been a fixer upper or a very different size.

How Accurate Are Online Home Value Estimates?

Zillow publishes its own accuracy figures. Nationally, it reports a median error of roughly 2 percent for homes that are listed for sale and roughly 7 percent for homes that are not. It updates those numbers periodically, so check its Zestimate page for the current figure. Median means half of estimates are closer than that and half are further off. Zillow also says accuracy depends on where a home is and how much data is available in that area.

Here is what those national medians look like at Saline County's September median sale price of $213,000. This is an illustration using national figures, not a measure of how Zillow performs in Salina.

Home Status National Median Error (approx.) On a $213,000 Home
Listed for sale About 2 percent About $4,300
Not listed About 7 percent About $14,900

Why Does a Smaller Market Like Salina Make Estimates Harder?

I will not claim to know how Zillow's model performs in Salina specifically, but a smaller market gives any model fewer sales to learn from. Saline County closed 60 homes in September, and 539 so far this year. When numbers are that small, a handful of unusual sales can move the picture. The county median sale price in 2026 has ranged from $185,500 in April to $256,200 in July.

September also showed how much the same market can vary from home to home. Homes in the $300,000 to $399,999 range had only 7 active listings and 0.9 months of supply, yet the median days on market for those listings was 90. Below $125,000, closed homes sold at a median of 80.2 percent, 87.2 percent, and 91.9 percent of list price across the three lower ranges, while most mid range homes sold at or near list. Those lower ranges had only 13 sales combined, so treat that as a pattern to watch, not a rule. The point is that price and condition decide the outcome, and a model cannot see either one.

Something to consider: An online estimate is not an appraisal. If you are buying or refinancing, your lender orders an appraisal. If you are selling, your list price should be based on comparable sales and current competition, not an automated number.

What Should You Use Instead of an Online Estimate?

  1. Use the estimate as a starting point. It can tell you roughly where you stand, as long as you do not treat it as a price.
  2. Keep a list of what you have done to the home. New roof, windows, flooring, kitchen, and mechanical updates all matter.
  3. Ask for a comparative market analysis. A local agent looks at recent sales of similar homes nearby and adjusts for condition, size, and updates, and also considers homes currently for sale and under contract.
  4. Look at the competition. What buyers can choose from today matters as much as what sold last quarter.

Frequently Asked Questions

Is Zillow's Zestimate accurate for Salina, Kansas homes?
It can be a reasonable starting point, but it is not an appraisal. Zillow's published national median error is roughly 2 percent for homes listed for sale and roughly 7 percent for homes that are not, and accuracy varies by area and by how much data is available.

Why is my Zestimate different from what my agent says my home is worth?
A Zestimate comes from software using public records and past sales. An agent can account for condition, updates, layout, and current competition, which a model usually cannot see.

What is the difference between an online estimate, a market analysis, and an appraisal?
An online estimate is automated. A comparative market analysis is a local agent's review of comparable sales and competing listings, used to set a list price. An appraisal is a formal valuation ordered by a lender.

How do I find out what my Salina home is really worth?
Ask a local agent for a comparative market analysis. It uses recent sales of similar homes nearby, adjusted for your home's condition and updates, along with current listings and pending sales.

Can I update my home's details on Zillow?
Most sites let owners update details like bedrooms, bathrooms, and renovations, which can help the estimate. It still will not capture condition or quality.

Where does this data come from?
Accuracy figures are Zillow's published national medians, which it updates periodically. Local figures come from the September 2026 South Central Kansas MLS report, prepared by the WSU Center for Real Estate on October 5, 2026.
